Teze Bazar – Sustainable Market Revitalization, Baku, Azerbaijan

Client: Teze Bazar
Program: Urban market revitalization with integrated cultural and commercial spaces
Design Concept Completion: 2019 (currently under construction)
Area: 20,000 m²

Project Description:
Teze Bazar, one of Baku's historic markets, has undergone a comprehensive sustainable revitalization to transform it into a vibrant urban hub combining commercial, cultural, and community functions. The project prioritizes passive design strategies, including natural ventilation and passive cooling, to reduce energy consumption and operational costs. Through the adaptive reuse of existing materials and structures, construction waste and embodied carbon were minimized.

A central feature of the revitalized market is the "Third Space", a multifunctional area that extends the market's usability beyond traditional hours. This space supports exhibitions, performances, and community events, fostering engagement and bringing new life to the historic site.

Performance & ROI Highlights:

  • Energy Efficiency: Passive design strategies significantly reduced operational energy costs.

  • Material Reuse: Upcycling of existing materials lowered construction waste and costs.

  • Community Engagement: The multifunctional "Third Space" increased foot traffic and extended operational hours, enhancing revenue potential.

  • Cultural Preservation: Retention of the market's historical character preserves cultural value, attracting both locals and tourists.

Strategic Value:
Teze Bazar demonstrates how sustainability and cultural heritage can be integrated to revitalize urban spaces, providing a model for future developments that prioritize environmental responsibility, community engagement, and long-term economic performance.
