House on Water
Client: Private
Program: New-build recreational house
Project: 2017–2019
Realisation: 2019–2023
Area: 490 m²
Interior design: Ieva Leja
Project Description
The site for the new recreational house is part of the historic Lielbāta estate, which also includes industrial buildings. The development follows the applicable land-use and building regulations as well as the Vaiņode municipality territorial plan.
Positioned on the shore of the Sanatorium pond, the house enjoys direct access via an existing road on the eastern side of the plot. Designed as a two-storey structure, the house takes on a simple, rectangular volume with a pitched roof. In plan, it is shaped as an "L", opening up towards the water. A terrace is placed on the eastern side, connected to the existing steps that lead directly into the pond.
The main façade runs parallel to the access road, while part of the new building extends directly over the water, enhancing the connection to the lake. The design emphasizes natural simplicity and durability:
-
Facade materials: grey timber cladding
-
Roof: RUUKKI Classic NextGen
-
Windows: aluminum construction
-
Terraces: timber decking
The natural terrain of the site is preserved as much as possible. The entrance forecourt provides a parking area, while landscaping is kept to a minimum — functional wooden terraces at the ground-floor level connect directly to the pond, with the rest of the territory maintained as lawn.
The building is intended as a private retreat for the employees of the Bāta natural spring water company and is not designed for public use.
Performance & ROI Highlights
-
Energy Efficiency: The house integrates modern technologies such as a ventilation system with heat recovery, remote-controlled heating, and irrigation systems. High-performance glazing and natural insulation materials ensure comfort and energy savings year-round.
-
Material Reuse & Natural Integration: Timber and ecological materials were selected for sustainability and resilience. The design also embraces the site's natural assets — Bāta spring water feeds an indoor swimming pool, offering a continuous source of fresh, pure water.
